SOLVING LIFE'S NEXT CHAPTER - 10-18-26 - My parent passed away and left me a house. Now what?

Sunday, October 18, 2026

My Parent Passed Away and Left Me a House in Arizona. Now What?

An Arizona REALTOR®'s guide to inherited property, probate, and making informed decisions about your parent's home.

Losing a parent is one of life's most difficult experiences. Along with the grief, families often find themselves facing unexpected responsibilities, especially when a home or other real estate is involved.

You may be asking yourself:

  • Do I have to go through probate to sell my parent's house in Arizona?

  • What happens if my name isn't on the deed?

  • Can I sell the house if it still has a mortgage?

  • What if my siblings and I disagree about selling?

  • Should I make repairs, sell the property as-is, or accept an investor's offer?

  • How do I handle everything if I live outside Arizona?

If these questions sound familiar, you are not alone.

I'm Lydia Wietsma, REALTOR®, Certified Probate Real Estate Specialist (CPRES), and Co-Owner of NextHome Power Realty. I've been helping Arizona families navigate real estate transactions since 2003 and have specialized in probate real estate since 2012.

One thing I've learned is that every inherited home has a story, and every family's situation is different.

The good news? You don't have to figure everything out on your own.

Step 1: Determine How Your Parent Owned the Property

Before you can sell an inherited home in Arizona, one of the first things to understand is how your parent held title to the property.

This is important because not every inherited home has to go through probate.

Here are several common ownership situations.

The home was held in a living trust

If your parent placed the home into a properly funded living trust, the successor trustee may be able to sell the property without going through probate.

However, having a trust document does not automatically mean the home was transferred into that trust. The deed and trust documents should be reviewed.

The home has a beneficiary deed

Arizona allows homeowners to record a beneficiary deed that transfers real estate to designated beneficiaries upon death.

If the beneficiary deed was properly executed and recorded before your parent's passing, the property may transfer without probate.

There may still be title requirements and other matters to address before selling.

Your parent owned the property individually

If your parent was the sole owner and there was no effective beneficiary deed, trust arrangement, or other nonprobate transfer, probate may be necessary to establish who has legal authority to transfer the home.

Arizona also has certain small-estate procedures that may apply depending on the estate's circumstances and statutory requirements.

My recommendation: Before making decisions about listing or selling the property, have an Arizona probate attorney or qualified title professional review the ownership documents.

Step 2: Find Out Whether Probate Is Necessary in Arizona

One of the most common questions I hear is:

“Lydia, my parent passed away and left me their house. Do I have to go through probate?”

The answer depends on how the property was titled, whether there is a trust or beneficiary deed, and the circumstances of the estate.

Probate is a legal process used to administer a deceased person's estate, address debts and expenses, and distribute assets to the appropriate heirs or beneficiaries.

If probate is required, the court may appoint a Personal Representative (PR) to manage the estate.

The Personal Representative may be responsible for protecting the home, coordinating maintenance, addressing estate obligations, and arranging a sale when legally authorized.

Can a house be sold while it is in probate?

Yes. Many Arizona homes are successfully marketed and sold during probate.

However, the Personal Representative must have the appropriate authority, and some estates may require additional court approval or confirmation.

I frequently work alongside probate attorneys to help families understand the real estate portion of the process, prepare the property for sale, and coordinate the transaction.

Step 3: Protect the Property Immediately

This is one of the most important steps families can take after losing a parent.

An inherited home can become a financial liability if it sits vacant and is not properly maintained.

In Arizona, our extreme summer temperatures make property maintenance especially important.

Your inherited home protection checklist

Property protection checklist

0 of 8 completed

Secure doors, windows, garage doors, and access codes.Keep electricity and water service active as needed for the property's safety and maintenance.Notify the homeowner's insurance company of the death and any vacancy; ask about appropriate coverage.Confirm mortgage, property tax, HOA, and insurance payment obligations.Maintain the air conditioning, landscaping, and pool, if applicable.Collect important documents, including the deed, mortgage statements, trust or will, and insurance information.Photograph the home's condition and keep records of property-related expenses.Avoid removing or distributing estate property before confirming who has legal authority. Copy checklist

Important Arizona tip: Don't automatically turn off utilities when a parent passes away. During Arizona's summer months, excessive heat can damage a vacant home. Insurance coverage, plumbing, landscaping, and other systems also need attention.

Step 4: Understand What Happens to the Mortgage

Just because a parent passes away does not mean the mortgage disappears.

The loan generally remains secured by the property, and the family or estate needs to understand the payment obligations and available options.

If the home has a traditional mortgage, the estate may be able to sell the property and pay off the loan through the closing process.

But what if your parent had a reverse mortgage?

Inherited homes with reverse mortgages

Reverse mortgages are especially common among older Arizona homeowners.

If your parent had a Home Equity Conversion Mortgage (HECM), the loan generally becomes due and payable when the last surviving borrower passes away, subject to applicable protections and loan requirements.

Heirs may have options, including selling the property, paying off the loan, or requesting additional time from the servicer.

In certain circumstances, heirs may be able to satisfy a HECM loan for 95% of the home's current appraised value when the loan balance exceeds the property's value.

Timing matters. Contact the reverse mortgage servicer promptly, provide the requested documentation, and discuss deadlines and available extensions.

I have worked with families navigating inherited homes with reverse mortgages, including situations where the mortgage balance exceeds the home's market value.

The important thing is to understand your options before making a decision.

Step 5: Decide Whether to Keep, Rent, or Sell the Inherited Home

Not every family wants to sell immediately.

Some beneficiaries want to keep the property as a family home. Others consider renting it out for additional income.

But many families discover that maintaining an inherited property creates expenses and responsibilities they weren't expecting.

These may include property taxes, insurance, HOA fees, utilities, repairs, landscaping, mortgage payments, and ongoing maintenance.

For families who live outside Arizona, managing these responsibilities can become even more complicated.

Should you sell the inherited house as-is or make repairs?

This is where having an experienced probate real estate professional can make a significant difference.

I frequently meet families who assume they must completely renovate their parent's home before putting it on the market.

That is not always necessary.

Sometimes a simple cleanout, professional cleaning, landscaping, or a few minor repairs can make a substantial difference.

Other times, selling the property as-is is the best financial decision.

The key is understanding what the property is worth in its current condition, what it could sell for after improvements, and whether the potential return justifies the time and expense.

Step 6: Don't Accept the First Investor Offer Without Understanding Your Home's Value

After a parent passes away, families sometimes receive letters, postcards, phone calls, or cash offers from investors interested in purchasing the property.

Some investors provide legitimate solutions, especially when a home requires extensive repairs.

However, accepting the first offer without understanding the property's market value could mean leaving significant money on the table.

For example, imagine an inherited home in Mesa that needs updating.

Illustrative selling scenarios

Hypothetical example only, not a property valuation or estimate of actual proceeds.

Direct investor offer

$250,000

Potential MLS sale price

$310,000

Difference in gross selling price: $60,000 before commissions, repairs, concessions, holding costs, and other selling expenses.

Listing a property on the Multiple Listing Service (MLS) can expose it to traditional buyers, cash buyers, and multiple investors, potentially creating competition.

An as-is MLS sale may still be the right strategy even when the property needs substantial work.

My philosophy is simple: Before selling an inherited home to one investor, understand what the entire market may be willing to pay.

Step 7: What If You Live Outside Arizona?

Many of the families I assist live in other states.

Perhaps you live in Wisconsin, California, Washington, or somewhere across the country, and your parent left you a home in Mesa, Chandler, Gilbert, Queen Creek, or another Phoenix-area community.

You may be wondering how you can possibly manage the process from hundreds or thousands of miles away.

This is one of the areas where my team can help.

At NextHome Power Realty, Raquel Uggiano and I assist out-of-state heirs and Personal Representatives by coordinating the real estate side of the transition.

Depending on the situation, that may include helping arrange property cleanouts, estate sale services, repairs, maintenance, photography, vendor access, showings, and closing logistics.

We also communicate with probate attorneys and title professionals to help keep the transaction moving.

Our goal is to reduce the number of trips families need to make to Arizona while keeping them informed throughout the process.

Step 8: What Happens If Siblings Disagree About the House?

Unfortunately, disagreements among family members are not uncommon when a parent passes away.

One sibling may want to keep the property, while another wants to sell.

Sometimes family members disagree about the home's value, the amount of work it needs, or whether an investor offer is fair.

These situations can become emotional because the home often represents years of family memories.

An independent real estate valuation can provide a starting point for a more informed conversation.

In some cases, the Personal Representative or trustee has authority to make decisions, subject to applicable legal duties and requirements.

When disagreements become legal disputes, families should work with their probate attorney.

I have also served as an expert witness in Arizona probate-related real estate matters, helping explain property values and market conditions.

Step 9: Understand the Tax Considerations Before Selling

Another important question is whether you will owe taxes when selling an inherited home.

In many situations, inherited real estate receives an adjusted income-tax basis based on its fair market value at the date of death, commonly called a step-up in basis.

For example, if your parent originally purchased a home for $100,000 and its fair market value at death was $350,000, the inherited tax basis may be approximately $350,000, depending on the ownership structure and applicable tax rules.

This can significantly affect potential capital gains when the property is sold.

However, there may be exceptions, including certain trust arrangements, and other factors such as improvements, depreciation, and selling expenses can affect the calculation.

I always recommend consulting a qualified CPA or estate tax professional before making tax-related decisions.

Step 10: Work With an Arizona REALTOR® Who Understands Probate and Senior Transitions

Selling an inherited home is not always like selling a traditional owner-occupied property.

There may be legal timelines, family disagreements, deferred maintenance, personal belongings, tenants, mortgage complications, or beneficiaries living in different states.

That is why experience matters.

As a Certified Probate Real Estate Specialist since 2012, I understand that families need more than someone to put a sign in the yard.

They need someone who understands the complexities of inherited real estate and can help coordinate the many moving parts involved.

At NextHome Power Realty, our approach is built around education, communication, compassion, and practical solutions.

We help families evaluate their options so they can make informed decisions that fit their circumstances.

Frequently Asked Questions About Inherited Homes in ArizonaCan I sell my parent's house immediately after they pass away?

It depends on how title was held and who has legal authority to sell. If the property was held in a trust or transferred through a valid beneficiary deed, the process may be different from a property requiring probate.

How long does probate take in Arizona?

Probate timelines vary depending on the type of administration, creditor notice requirements, court procedures, and whether disputes arise. Some estates take several months, while complicated cases can take a year or longer.

Can I sell an inherited home in Arizona without making repairs?

Yes. Many inherited homes are sold as-is. However, selling as-is does not eliminate applicable disclosure obligations or other contractual requirements.

Do all heirs have to agree to sell an inherited property?

Not necessarily. The answer depends on the ownership structure, the authority of the Personal Representative or trustee, court orders, and applicable Arizona law. Consult a probate attorney when beneficiaries disagree.

Can I sell a probate house if I live in another state?

Yes. Out-of-state heirs and Personal Representatives can often coordinate an Arizona property sale remotely, provided the person handling the transaction has the required legal authority.

What happens to my parent's belongings inside the house?

Personal belongings generally need to be handled according to the will, trust, probate process, and applicable law. Avoid disposing of valuable or disputed items before confirming who has authority to make those decisions.

Who pays the bills on an inherited house before it sells?

Responsibility depends on the estate, ownership, loan documents, and other circumstances. Estate funds may be used for authorized expenses, but heirs should not assume they are personally responsible for every debt or expense.

You Don't Have to Navigate an Inherited Home Alone

When a parent passes away, the last thing a family needs is additional stress or uncertainty about what to do with their home.

Whether the property is in probate, held in a trust, has a reverse mortgage, needs extensive repairs, or is located thousands of miles from where you live, understanding your options is the first step.

You don't know what you don't know, and that's why having the right professionals on your side can make such a difference.

My goal is to help families protect the property, understand the real estate market, avoid unnecessary expenses, and move forward with confidence.

Sunday, October 4, 2026

In the second half of this episode of Solving Life’s Next Chapter, Lydia Wietsma and Raquel Uggiano focus on home safety for older adults, preventing falls, and protecting the long-term value of your home.

Lydia and Raquel discuss practical ways to help seniors remain safe and independent, including improving indoor and exterior lighting, securing handrails, clearing walkways, removing loose rugs and electrical cords, and adding nonslip surfaces in bathrooms. They also explain which home-maintenance projects seniors should leave to qualified professionals and how adult children can respectfully help aging parents complete a seasonal home-safety inspection.

The conversation also covers how to select a reputable contractor or handyman, which small maintenance problems can become expensive when ignored, and why homeowners should retain receipts, warranties, permits, and repair records. For anyone considering selling during the winter or spring, Lydia and Raquel share simple ways to address deferred maintenance, improve curb appeal, prepare for inspections, and build buyer confidence.

The show concludes with Raquel’s “Fall Five”—five important maintenance priorities every homeowner should consider:

  1. Inspect the roof and drainage areas.

  2. Service the HVAC system and replace the filter.

  3. Test smoke and carbon-monoxide detectors.

  4. Check plumbing, irrigation, and the water heater for leaks.

  5. Remove tripping hazards and improve indoor and outdoor lighting.

Being proactive with seasonal maintenance can help prevent injuries, avoid costly repairs, preserve your home’s value, and provide greater peace of mind for seniors and their families.

Fall Prevention: Simple Steps to Stay Safe and Independent — Part 2

In Part 2 of this important Solving Life’s Next Chapter conversation, host Lydia Wietsma continues speaking with Terhea, Director of Rehabilitation at Santé of Surprise, And Kerri Cummiskey Senior Vice President of Network Development and Strategic Partnerships about practical ways seniors and their families can reduce the risk of falling.

Terhea shares the most important steps older adults can begin taking today to improve their safety. The conversation examines common hazards inside the home, including poor lighting, loose rugs, cluttered walkways, slippery bathroom surfaces, missing handrails, and furniture arrangements that make moving safely more difficult.

Listeners will also learn why exercise, strength, flexibility, and balance are essential for maintaining mobility and independence. Terhea explains how rehabilitation professionals can create an individualized plan based on a person’s abilities, health concerns, and personal goals.

Lydia and Terhea also discuss the important role of adult children and caregivers. Families are encouraged to watch for changes in walking, balance, confidence, and daily activities—and to approach these concerns with compassion instead of waiting for a fall or medical crisis.

Terhea shares a success story demonstrating how early intervention can improve safety, confidence, independence, and overall quality of life. The episode concludes with a fall-prevention lightning round addressing whether falls are a normal part of aging, which areas of the home present the greatest concern, and the most important advice every family should remember.

Listeners will also learn how to contact Santé of Surprise and begin exploring rehabilitation services or a professional fall-risk evaluation.

Fall prevention is not about limiting a senior’s independence. It is about providing the strength, support, and safer surroundings they need to continue living confidently.

What Is a Reverse Mortgage? Myths, Home Purchases, Powers of Attorney, and More

On this episode of Solving Life’s Next Chapter, host Lydia Wietsma welcomes Cheryl Scheidell of Barrett Financial for an informative conversation about reverse mortgages and how they may help homeowners age 62 and older.

A reverse mortgage allows qualified homeowners to access a portion of their home equity without making required monthly principal-and-interest mortgage payments. The homeowner retains title to the property—the bank does not own the home. Like a traditional mortgage, the loan is secured by a lien and generally becomes due when the borrower sells the home, permanently moves out, or passes away. Homeowners must continue paying property taxes, homeowners' insurance, applicable HOA fees, and maintaining the property.

Cheryl explains how reverse-mortgage funds may be used to:

  • Complete important home repairs or safety improvements
  • Help pay for in-home healthcare or caregiving
  • Supplement retirement income
  • Pay off an existing mortgage or other eligible expenses
  • Enjoy a meaningful vacation with children and grandchildren
  • Create greater financial flexibility during retirement

Can You Purchase a Home with a Reverse Mortgage?

Many people are surprised to learn that a reverse mortgage may also be used to purchase a home. A Home Equity Conversion Mortgage for Purchase, commonly called a HECM for Purchase, may allow a qualified buyer age 62 or older to purchase a new primary residence using a combination of personal funds and reverse-mortgage proceeds.

This option may be helpful for seniors who want to downsize, move closer to family, purchase a more accessible home, or relocate to a community that better supports their next chapter—without taking on a required monthly principal-and-interest mortgage payment.

Common Reverse Mortgage Myths

During the show, Lydia and Cheryl address several common misconceptions:

  • Myth: The bank owns your home.
Fact: The homeowner retains title. The reverse mortgage creates a lien that must eventually be repaid.
  • Myth: You can no longer leave the home to your family.
Fact: Heirs may have options, including paying off the loan, refinancing it, selling the property, or allowing the lender to handle the home when there is no equity.
  • Myth: Reverse mortgages are only for people experiencing financial hardship.
Fact: Some homeowners use them as part of a broader retirement, housing, or cash-flow strategy.
  • Myth: The homeowner can never be required to leave.
Fact: The borrower must follow the loan requirements, occupy the home as a primary residence, maintain it, and keep property taxes and homeowners' insurance current.
  • Myth: Reverse-mortgage debt automatically becomes the family’s personal responsibility.
Fact: Federally insured HECMs are generally non-recourse loans, meaning heirs typically are not personally responsible for a shortage when the loan balance exceeds the home’s value.

The episode also discusses options for families who inherit a home with a reverse mortgage—especially when the loan balance is greater than the property’s value. Immediate communication with the loan servicer, probate attorney, and a knowledgeable real estate professional is essential. Depending on the circumstances, an estate may be able to sell the property, address certain approved transaction expenses, and resolve the loan without the heirs becoming personally responsible for the remaining shortage.

Why Updated Powers of Attorney Matter

Lydia and Cheryl also explain why powers of attorney should be reviewed and updated regularly. A power of attorney allows someone you trust to handle certain financial, legal, or real estate matters while you are alive if you become unable to manage them yourself.

An outdated, incomplete, or unavailable power of attorney can create serious delays—particularly when a family needs to manage a home, communicate with a lender, or make important financial decisions. Some lenders and financial institutions may also require specific language or additional documentation before accepting one.

Most importantly, a power of attorney ends when the person who granted it passes away. It does not replace a trust, will, beneficiary deed, or other estate-planning document. After death, authority may pass to a successor trustee, personal representative, or another legally authorized person, depending on how the estate plan and property ownership were structured.

Tune in to Solving Life’s Next Chapter to learn how reverse mortgages work, separate common myths from the facts, explore purchasing a home with a reverse mortgage, and understand why updated estate-planning documents are so important.

Fall Prevention: Understanding the Risks and Protecting Older Adults — Part 1

On this episode of Solving Life’s Next Chapter, host Lydia Wietsma welcomes Terhea, Director of Rehabilitation at Santé of Surprise, for an important conversation about preventing falls and helping older adults remain safe, confident, and independent.

Terhea introduces listeners to her role at Santé of Surprise, explains the services provided by its rehabilitation team, and shares what inspired her to dedicate her career to working with seniors.

Many people assume that falling is simply a normal part of getting older—but is that really true? Lydia and Terhea discuss how common falls are among older adults, why families should take them seriously, and some of the biggest misconceptions surrounding fall prevention.

The conversation also explores the factors that can increase a person’s risk of falling. Listeners will learn who may be most vulnerable, the common medical, physical, medication-related, and environmental causes of falls, and how rehabilitation professionals evaluate a person’s strength, balance, mobility, and overall safety before an accident happens.

Terhea also explains when seniors and their families should consider requesting a professional fall-risk assessment. Recognizing changes in walking, balance, confidence, or daily functioning early can provide an opportunity to intervene before a fall lead to an injury, hospitalization, or loss of independence.

If you are an older adult, caregiver, or adult child concerned about a loved one’s safety, Part 1 offers valuable information to help you recognize the risks and begin planning proactively

Part 2: When Every Minute Counts Planning Before a Vulnerable Loved One Goes Missing

In Part 2 of Solving Life’s Next Chapter, host Lydia Wietsma continues her important conversation with Nancy Martinez and Officer Nicole Upshaw from the Chandler Police Department about protecting vulnerable seniors and children who may wander or become lost.

Nancy explains how Chandler’s successful Return Me Safe program gives police officers immediate access to important information about participating residents. Families can provide a current photograph, physical description, communication needs, medical or cognitive conditions, and other helpful details before an emergency occurs. If that person goes missing, officers have information available to help identify, locate, and safely return them to their family or caregiver as quickly as possible.

This preparation is especially important for seniors living with Alzheimer’s disease, dementia, or another condition that may cause confusion or wandering. When a vulnerable person is missing, every minute counts particularly during Arizona’s extreme summer heat.

If your community does not have a program called Return Me Safe, Nancy encourages families to contact their local police department through its non-emergency phone number. Ask whether the department offers a vulnerable-person registry, special-needs database, wandering-response program, or a similar safety resource. Families may be able to submit a current photograph and description, so officers have helpful information available if their loved one is ever reported missing.

The success of Chandler’s Return Me Safe program, along with the work of the Chandler Police Department’s Behavioral Health Unit, is encouraging other communities to consider similar programs. However, families should not wait for an emergency to learn what resources are available.

Be proactive. Contact your local police department, keep recent photographs of your loved one, update their information regularly, and create a family safety plan. Preparing today could help officers find your vulnerable loved one faster and prevent a frightening situation from becoming a tragedy.

Compassionate Crisis Response: Chandler Police Behavioral Health Unit & Return Me Safe

On this episode of Solving Life’s Next Chapter, host Lydia Wietsma welcomes Officer Nicole Upshaw and Nancy Martinez from the Chandler Police Department for an important conversation about mental health, cognitive decline, public safety, and compassionate community support.

Officer Upshaw explains the role of Chandler’s Behavioral Health Unit, a specialized team that assists patrol officers with calls involving a possible mental health crisis. Unlike traditional police units, the Behavioral Health Unit does not focus on making arrests. Its goal is to de-escalate difficult situations, build trust, connect residents with appropriate treatment and resources, reduce repeat 911 calls, and help keep people experiencing mental health challenges out of the criminal justice system.

The conversation also explores the extensive crisis-intervention, de-escalation, and negotiation training these officers receive. This specialized training gives officers the skills—and the time—to establish rapport with people and families during some of the most challenging moments of their lives.

Officer Upshaw shares examples of calls involving older adults who may be experiencing dementia or another form of cognitive decline. A report that initially sounds like a burglary or kidnapping may actually involve an older adult who is confused, disoriented, seeing people who are not present, or attempting to leave home without understanding the danger. These situations require patience, careful communication, investigation, and access to supportive resources.

Lydia and her guests also discuss the importance of families monitoring changes in a loved one’s memory, judgment, and behavior. Proactive planning—including updated powers of attorney, appropriate caregiving support, and, when necessary, guardianship—can help families protect a vulnerable loved one before a crisis occurs.

The episode also highlights the Chandler Police Department’s Return Me Safe program, which is designed to help officers identify and safely assist vulnerable individuals who may wander, become lost, have difficulty communicating, or experience confusion because of dementia, Alzheimer’s disease, autism, or another cognitive or developmental condition. By providing helpful information before an emergency occurs, families and caregivers can give responding officers a better opportunity to understand the person’s needs and return them home safely.

This powerful episode reminds families that early planning, community resources, and compassionate crisis intervention can make a meaningful difference. If you care for an aging parent, a person living with dementia, or someone experiencing mental health challenges, this is a conversation you will not want to miss.

The Hidden Costs of Waiting: Why Planning Ahead Gives Seniors More Choices

Solving Life's Next Chapter
Hosted by Lydia Wietsma
Special Guest: Leslie Davis, Senior Living Expert

Most families don't realize the true cost of waiting until a crisis happens.

On this powerful episode of Solving Life's Next Chapter, host Lydia Wietsma sits down with senior living expert Leslie Davis to discuss one of the biggest mistakes families make—waiting too long to have the conversation about future care and housing options.

While nearly 80% of older adults want to remain in their homes as they age, the reality is that most will eventually need some level of long-term care. The question isn't simply "Do I want to stay in my home?"—it's "What happens if my health changes?"

Together, Lydia and Leslie explore the emotional and practical realities families face when a loved one suddenly experiences a fall, hospitalization, stroke, or memory decline. Instead of making thoughtful decisions around the kitchen table, many families find themselves making life-changing choices from a hospital room with little time and very few options.

In this episode, you'll learn:

  • Why waiting often costs families their ability to choose the best senior living community.
  • The hidden emotional, financial, and physical toll of delaying important decisions.
  • How to create a realistic aging-in-place plan before an emergency happens.
  • The importance of daily wellness check-ins, medical alert systems, medication management, and advance directives.
  • What adult children should expect if they suddenly need to move a parent into assisted living or memory care.
  • The essential paperwork every family should organize before a crisis—including Powers of Attorney, physician forms, insurance information, medication lists, and advance directives.
  • How preparing today can reduce stress, save valuable time, and give your family peace of mind tomorrow.

Leslie also shares heartfelt stories from families she's helped over the years, highlighting the challenges adult children face when they're forced to balance careers, raising children, and making urgent healthcare decisions for aging parents.

The Biggest Takeaway

As Leslie says, "Families rarely regret getting information too early—they regret waiting until they had no good options left."

Planning ahead doesn't mean giving up independence—it means protecting it.

If you or someone you love is beginning to think about the next chapter of life, this conversation offers practical guidance, compassionate advice, and the encouragement to start planning before a crisis forces the decision.

Before You Sell That House... Listen to This
One decision could mean the difference between leaving money on the table or maximizing your inheritance.

Why Working with a Certified Senior & Probate Real Estate Specialist Could Put More Money in Your Pocket

Hosted by Lydia Wietsma, CPRES, SRES®
Sundays at 3:00 PM | KKNT 960 AM The Patriot

Have you been approached by an investor offering to buy your home "as-is" for cash? It may sound like the easiest option—but is it the most profitable?

On this episode of Solving Life's Next Chapter, Lydia Wietsma, Certified Probate Real Estate Specialist (CPRES) and Senior Real Estate Specialist (SRES®), explains why homeowners and families should carefully consider all of their options before accepting a direct investor offer.

Many homes owned by seniors or inherited through an estate haven't been updated in years. While investors often market themselves as the fastest solution, selling directly to one investor can leave thousands—or even tens of thousands—of dollars on the table. Lydia shares how strategically marketing an "as-is" property on the open market can attract multiple cash buyers and investors who compete for your home, often resulting in a higher sales price while still allowing you to sell without making repairs.

The show also covers one of the most misunderstood types of real estate transactions—probate home sales.

You'll learn:

  • Why probate sales are different from traditional home sales.
  • The first steps families should take after inheriting a home.
  • Common mistakes that can delay the probate process.
  • How a Certified Probate Real Estate Specialist works alongside attorneys, personal representatives, and title companies to help families navigate every step.
  • Why experience with probate laws, court procedures, and estate timelines can save families time, money, and unnecessary stress.

Whether you're helping aging parents transition into senior living, settling a loved one's estate, or deciding how to sell an inherited property, this episode provides practical advice that could make a significant financial difference.

Don't settle for the first offer simply because it seems convenient. Learn how the right strategy, proper marketing, and specialized expertise can help maximize your home's value while making the process as smooth and stress-free as possible.

Communicating with a Loved One Living with Dementia

Hosted by Lydia Wietsma, CPRES, SRES®
Guest: Leslie Davis, Copper Creek Inn – Koelsch Senior Living

One of the greatest challenges caregivers face isn't providing physical care—it's learning how to communicate with someone whose brain processes the world differently.

In Part 2 of this powerful conversation, Lydia Wietsma and dementia expert Leslie Davis explore compassionate communication techniques that can reduce anxiety, preserve dignity, and strengthen relationships with loved ones living with dementia.

This episode answers some of the questions families struggle with most:

  • What should you do when a loved one refuses help?
  • Is it ever okay to use a "therapeutic fib?"
  • Why do people with dementia repeatedly say, "I want to go home"?
  • How can caregivers respond in ways that reduce fear instead of creating conflict?

Leslie explains how dementia doesn't simply erase memories—it also takes away the coping skills that help us process grief, fear, disappointment, and change. Using her powerful "toolbox" analogy, she illustrates why people with dementia often experience overwhelming emotions and why correcting them isn't always the most compassionate response.

Listeners will discover practical techniques for redirecting conversations, reducing agitation, planning successful outings, and understanding the emotions behind behaviors instead of simply reacting to them.

The episode concludes with an encouraging message every caregiver needs to hear:

You don't have to do this alone.

Caregiving isn't about being perfect. It's about helping your loved one feel safe, loved, and respected. Asking for help isn't giving up—it's one of the most loving decisions you can make for both your loved one and yourself.

Whether you're just beginning your caregiving journey or navigating advanced dementia, this episode offers hope, practical strategies, and reassurance from someone who has helped hundreds of families through one of life's most difficult transitions.

Part 1: Recognizing the Signs Before a Crisis

Hosted by Lydia Wietsma, CPRES, SRES®
Guest: Leslie Davis, Copper Creek Inn – Koelsch Senior Living

Most families don't plan to make decisions about senior living during a crisis—but that's exactly when it happens.

On Part 1 of this special two-part series of Solving Life's Next Chapter, Lydia Wietsma sits down with senior living expert Leslie Davis to discuss why families often wait until an emergency forces difficult decisions and how early planning can dramatically improve outcomes for everyone involved.

Leslie shares why emotions such as guilt, fear, and uncertainty often prevent families from acting sooner—even when they know something has changed. Together, Lydia and Leslie discuss how caregivers slowly adapt to a loved one's decline without realizing just how much responsibility they've assumed, and why those "little changes" eventually become the new normal.

Listeners will also learn:

  • Why waiting for a crisis often limits the best care options.
  • The hidden signs that indicate it may no longer be safe for someone to live alone.
  • What families should look for beyond memory loss, including medication management, nutrition, falls, wandering, hygiene, isolation, and household responsibilities.
  • Why family disagreements often delay important decisions—and how proper planning, including Powers of Attorney, can help avoid conflict.
  • The importance of having honest conversations before an emergency happens.

Leslie also shares the unique approach at Copper Creek Inn by Koelsch Senior Living, where 24/7 on-site nursing allows their team to care for residents with more complex medical needs, including individuals living with Lewy Body Dementia and Frontotemporal Dementia.

If you're caring for an aging parent, spouse, or loved one, this episode provides practical guidance that could help you recognize warning signs before they become a crisis.

SOLVING LIFE'S NEXT CHAPTER - 07-12-26 - Understanding Transitional Care for Seniors

Sunday, July 12, 2026

What happens after a senior leaves the hospital? For many families, this is one of the most confusing—and most important—times in the healthcare journey. The decisions made during the first few days after discharge can have a lasting impact on a senior's recovery, independence, and quality of life.

On this episode of Solving Life's Next Chapter, host Lydia Wietsma, Certified Probate & Senior Real Estate Specialist, welcomes Kerri Cummiskey of Alumus Healthcare for an important conversation about Understanding Transitional Care and how families can better prepare for life after a hospital stay.

One of the biggest mistakes families make is waiting until a medical crisis occurs before learning about their options. Lydia and Kerri discuss why it's essential to plan ahead by understanding what your health insurance covers, what services may require prior authorization, what out-of-pocket expenses you may face, and the differences between skilled nursing, rehabilitation, home health, assisted living, and long-term care. Knowing these answers before they're needed can reduce stress, prevent costly surprises, and help families make confident decisions during an already emotional time.

During this educational episode, Lydia and Kerri cover:

  • What transitional care is and why it is critical to a successful recovery.
  • The different levels of post-acute care, including skilled nursing, rehabilitation, home health, outpatient therapy, and hospice.
  • Why understanding your Medicare, Medicare Advantage, or private insurance benefits before a hospitalization can save valuable time and money.
  • Questions every family should ask the hospital discharge planner before a loved one is released.
  • Common reasons seniors are readmitted to the hospital—and practical steps to help reduce that risk.
  • How proper communication between physicians, care teams, caregivers, and family members leads to better outcomes.
  • Warning signs to watch for after discharge that may require immediate medical attention.
  • How to prepare the home for a safe recovery and support long-term independence.
  • Resources available to help seniors and caregivers successfully navigate the transition from hospital to home or another level of care.

Whether you're caring for an aging parent, planning ahead for your own future, or helping a loved one recover after a hospital stay, this episode provides valuable guidance that every family should know before a healthcare emergency occurs.

At Solving Life's Next Chapter, our mission is to educate families so they can make informed decisions before life forces them to make rushed ones. Through trusted experts like Kerri Cummiskey, we're helping families prepare for every stage of aging with confidence and peace of mind.

Aging in Place in Arizona: How to Make Your Home Safer, Smarter, and More Comfortable

More Arizona seniors than ever are choosing to age in place, remaining in the homes they love while maintaining their independence. But is your home prepared for the future?

On this episode of Solving Life's Next Chapter, host Lydia Wietsma and co-host Raquel Uggiano discuss essential home modifications for seniors, including safety upgrades, accessibility improvements, smart home technology, and practical ways to create a safer living environment. Learn how simple changes such as grab bars, walk-in showers, improved lighting, non-slip flooring, and wider doorways can help prevent falls and support independent living.

They also explore important topics including senior home safety, caring for aging parents, recognizing when a home may no longer meet a loved one's needs, and how families can plan ahead before a crisis occurs. The conversation includes financial strategies that may help pay for renovations, such as a HELOC for home renovations and a reverse mortgage for home improvements, allowing some seniors to access their home equity to make necessary updates.

Whether you're considering aging in place in Arizona, helping a parent remain safely at home, exploring senior housing solutions, or wondering if downsizing for seniors may eventually be the right choice, this episode provides valuable guidance and practical tips for planning life's next chapter.

Understanding Purchasing and Inheriting a Home with a Reverse Mortgage

Many seniors and their families have questions about reverse mortgages, but few understand all of the options and protections available. Join Lydia Wietsma and Raquel Uggiano of NextHome Power Realty as they discuss how a reverse mortgage can be used to purchase a home, helping qualified buyers age 62 and older preserve retirement savings while reducing monthly housing expenses.

In this episode, you'll learn how reverse mortgage purchases work, who qualifies, and why many retirees are using this strategy to downsize, relocate closer to family, or move into a home better suited for aging in place. Lydia and Raquel also tackle one of the biggest concerns families face: what happens when a loved one passes away and leaves behind a home with a reverse mortgage.

Discover the options available to heirs, including selling the property, refinancing to keep the home, and understanding the FHA protections that ensure families never owe more than the home's value. The discussion also covers common misconceptions, probate considerations, timelines, and practical advice for families navigating inherited property.

Final Takeaway

A reverse mortgage is not simply a loan—it's a financial tool that can provide flexibility, independence, and peace of mind for seniors. Whether you're considering purchasing a home with a reverse mortgage or have inherited a property that has one, understanding your options can help you make informed decisions and avoid costly mistakes. The most important step is seeking guidance early from professionals who understand both reverse mortgages and the probate process.

SOLVING LIFE'S NEXT CHAPTER - 06-14-26 - Stop the Scammers - What every Senior & Family must know now - 2

Sunday, June 14, 2026

🎙️ Part 2: Protecting Your Senior Loved Ones from Scams and Fraud Solving Life’s Next Chapter with Lydia Wietsma

Following the overwhelming response from last week’s episode, we continue our important discussion with the Chandler Police Department on how families can protect aging loved ones from scams — an issue that continues to grow across Arizona.

In Part 2 of this series, we explore the more advanced, technology-driven scams impacting seniors and dive deeper into prevention, awareness, and reporting.

💻 How Scammers Are Evolving in a Digital World

Scams are no longer limited to phone calls. Jeff Jones explains how scammers now use:
• Facebook profiles to gather personal information
• Phishing emails that look legitimate
• Fake links designed to steal passwords
• Digital payment apps to move money instantly

These tactics are becoming more sophisticated, making awareness more important than ever.

🕵️‍♂️ Red Flags Families Need to Watch For

In Part 2, we highlight warning signs that often go unnoticed, such as:
• Sudden secrecy around finances
• Unusual charges or transfers
• New online “friends”
• Fear-based messages claiming legal trouble or emergencies

Fraud succeeds when people act fast out of fear — slowing down and verifying is key.

🧭 How Families Can Protect Their Loved Ones

Jeff offers practical steps families can take today, including:
• Reviewing privacy settings
• Setting up two-factor authentication
• Using fraud alerts and call blockers
• Monitoring financial accounts for unusual activity
• Having open conversations about safety

He also shares tips on approaching the topic without making seniors feel controlled or overwhelmed.

🚨 What to Do If You Suspect a Scam

One of the most important parts of this episode is understanding what happens after a scam is reported.
Jeff explains:
• Who to call
• What information to gather
• What the police can do
• How early reporting increases the chance of stopping the fraud

No one should feel embarrassed for being targeted — scammers are professionals at manipulation.

❤️ Final Takeaway

Protecting seniors is a community effort. With awareness, education, and communication, we can greatly reduce the risk for our aging loved ones and help them stay independent — and safe.
